    Post-Construction Cleaning

Construction crews pack up and leave behind drywall dust, adhesive residue, paint overspray, grout haze, and debris that no standard cleaning service is built to handle. You are days away from listing photos, occupancy, a final inspection, or a tenant move-in - and the property still looks like a job site underneath the finished surfaces.

Sparkling Ventures LLC removes it. Every surface. Every phase. From single-room remodels to full new-construction builds, we handle post-construction cleaning for homeowners, general contractors, real estate investors, and property managers across Denver Metro Area.

    What Post-Construction Cleaning Is

Post-construction cleaning is a specialized service performed after a construction or renovation project to bring a property from job-site condition to occupancy-ready. It is distinct from residential house cleaning in scope, equipment, product selection, and sequencing.

Construction projects produce residue types that standard cleaning cannot address. Drywall compound dries into fine airborne particles that settle on every horizontal surface - inside cabinets, on top of door frames, behind newly installed appliances, and inside HVAC return openings. Tile installation leaves grout haze on adjacent tile faces and on nearby fixtures. Adhesive from protective floor coverings bonds to hardwood, tile, and vinyl plank. Paint overspray from spray-applied finishes lands on windows, door hardware, and light fixtures. Caulk smears appear on glass and trim. Each of these residue types requires a specific dwell time, a chemical formulation appropriate to the surface being cleaned, and a physical removal method that will not cause secondary damage to the finished material underneath.

Post-construction cleaning is not a deep clean of a lived-in home. It is a systematic process of decontaminating a completed construction site so that it functions as a clean, occupiable property. Sequence matters: cleaning in the wrong order re-deposits debris onto already-cleaned surfaces. Products matter: using the wrong pH on a stone countertop or the wrong solvent on a vinyl plank floor causes damage that costs more than the clean to fix. Timing matters: cleaning before all trades have cleared the site means the work gets partially undone.

Sparkling Ventures LLC treats post-construction cleaning as a distinct service with a dedicated product set, crew sequencing protocol, and phase structure. It is not a house clean with extra steps.

    When You Need Post-Construction Cleaning

A new build is ready for owner walkthrough or occupancy

The framing, drywall, mechanical rough-in, and finish work are complete. The general contractor is preparing for final inspection or key handoff. Months of construction activity have deposited drywall dust and debris on every surface in the property. The build is done. The property needs a full post-construction clean before anyone walks through as a buyer, owner, or occupant.

    A full remodel is finishing

Kitchen gut-remodel, bathroom renovation, basement finish, or whole-floor addition - any project where walls were opened, surfaces were cut, and new materials were installed. The homeowner is preparing to move back in, or the investor is preparing to list or lease. The work is complete. The property does not yet look like it is.

A flip or investment property is going to market

The renovation is done and the listing date is approaching. Adhesive residue on floors, smeared windows, drywall dust inside cabinet shelves, and paint overspray on hardware all appear in listing photos and are noticed immediately during buyer showings. A post-construction clean before the photography date protects the renovation investment by presenting the finished product at its actual quality level.

A rental unit needs to be move-in ready after renovation

The property manager has a lease start date and a unit that was under renovation - new flooring, fresh paint, updated kitchen, or bathroom work. Standard move-in cleaning is not the correct service for a unit that has construction residue present. Post-construction cleaning addresses that residue before the unit is handed to an incoming tenant.

A general contractor needs a professional site handoff

GCs and subcontractors focus on the build. Bringing in a post-construction cleaning crew separates trade work from site cleanup, gives the contractor a professional final delivery, and keeps their own crews doing the work they were hired to do. For GCs who close out multiple projects per year, a reliable cleaning partner is a standard part of project closeout.

    A commercial build-out is finishing

Office suite, retail space, or commercial unit - the build-out crew has finished and the space needs to be clean before the tenant takes possession or the final inspection occurs. Commercial build-outs often have specific handoff standards from the building owner or property management company. Post-construction cleaning meets those standards.

    How We Deliver Post-Construction Cleaning

Post-construction cleaning runs in phases. The number of phases required depends on project type, construction scope, and site condition at the time of the clean. A single-room renovation may only need the final two phases. A new construction build from the ground up typically requires all phases. Scope and phases are confirmed during the quote walkthrough before work begins.

Phase 1: Site Assessment and Scope Confirmation

Before any work begins, the crew lead walks the property with the project contact. The walkthrough identifies total scope: which areas are included, which are excluded, what surface materials are present, what adhesive or protective materials remain on surfaces, and whether any trades are still active on-site. Scope changes between the quote and the clean day are confirmed before the crew starts work.

Phase 2: Rough Clean and Bulk Debris Removal

Rough clean removes bulk waste from the site: loose debris, cardboard, tape, protective floor covering materials, leftover material scraps, and heavy dust accumulations. HEPA vacuuming of ceilings, walls, and floors captures the heavy drywall dust load before any wipe-down begins. The rough clean sequence runs ceiling to floor, room by room.

    Phase 3: Surface Decontamination

Surface decontamination addresses each surface category individually using the correct product and method for that material. Glass and window surfaces receive adhesive remover. Stone surfaces receive pH-neutral products only. Grout haze on tile is treated with an appropriate dilute formula. Painted walls and trim receive detail wipes. Countertops are cleaned with material-specific products.

Phase 4: Interior Extraction and Detail Cleaning

Cabinets are cleaned interior and exterior, with drawers removed and individually wiped. Installed appliances are cleaned inside and out if included in scope. HVAC register covers are removed, construction debris is cleared, and the registers are reinstalled. Bathroom surfaces receive full cleaning. Utility spaces and garage interiors are included if scoped.

    Phase 5: Final Detail Pass

After surface decontamination and interior extraction are complete, the crew lead re-walks the entire property. Light fixtures are checked for debris and fingerprints. Window sills and tracks are verified clean. Cabinet interiors are rechecked. Door handles, switch plates, and outlet covers are wiped. Floors receive a final vacuum or mop pass appropriate to the surface type.

    Phase 6: Crew-Lead Walkthrough and Sign-Off

The crew lead walks the completed property with the project contact before the team clears the site. Any area flagged during the walkthrough is addressed while the crew is still on-site. This is the client's opportunity to verify scope completion in person. Sign-off is confirmed before the job closes. The goal is zero outstanding items at the time the crew departs.

    Pricing

Post-construction cleaning at Sparkling Ventures LLC starts at $200. Final price is based on three factors: total square footage, the number of phases required, and site condition at the time of the clean.

A single-room renovation in good condition with minimal adhesive buildup lands toward the lower end of the range. A full-home new construction build requiring all three phases across a larger property footprint lands higher. Properties with significant adhesive buildup, grout haze that requires acid treatment, or multiple layers of protective floor covering take more time and product. The quote reflects actual site conditions.

We do not quote post-construction cleaning by phone without a site walkthrough or detailed photo review. Site condition determines labor hours, and quoting blind creates mid-job change orders. That is a bad experience for the client and for us. The quote process takes under 30 minutes via on-site walkthrough or photo submission, and the final price is confirmed in writing before the crew arrives.

Three ways to start the quote: call (928) 303-2020, submit a quote request online, or schedule a site walkthrough directly. Price is locked before work begins.

    Real Numbers and Real Commitments

Price is confirmed before work begins.

The quote you receive after the site walkthrough or photo review is the price you pay. No mid-job change orders based on conditions we should have caught during the quote process. If you add scope after the quote is confirmed, the added scope is priced separately before the crew starts that work.

Crew-lead walkthrough before the team clears.

Every post-construction clean closes with a walkthrough. The project contact walks the completed site with the crew lead. If a scoped item was missed or does not meet standard, it is corrected while the crew is on-site. Sign-off happens in person, not over email two days later.

    Ceiling-to-floor sequence on every job.

HEPA vacuuming and wipe-down run from ceiling to floor, room by room, on every post-construction clean. This is not a preference - it is the only process that prevents re-depositing drywall dust and debris onto already-cleaned surfaces below. Skipping it produces an incomplete result regardless of how much time is spent on floors.

Products are matched to each surface.

No single cleaner is used across all surfaces. Stone gets pH-neutral product only. Vinyl gets solvent appropriate to vinyl. Glass gets a dedicated adhesive remover before any glass cleaner touches it. Painted drywall gets a product that will not pull the paint face. The product list is built for each specific site.

    Service Area for Post-Construction Cleaning

Sparkling Ventures LLC performs post-construction cleaning across Denver Metro Area. The client mix across the region spans new residential construction, full-home remodels, investment property flips, and commercial tenant build-outs.

Denver draws the most varied post-construction project types - single-family remodels in established neighborhoods, condo renovations, multi-unit investment properties, and commercial build-outs in urban buildings. Properties in multi-unit buildings add logistics that single-family sites do not: building management protocols, elevator access coordination, parking restrictions for crew vehicles, and scheduling windows tied to building move-in policies. We handle those logistics as part of the job.

Aurora post-construction work runs toward single-family new builds and full-home remodels in planned communities and master-planned neighborhoods. Square footage on Aurora builds is typically larger than urban Denver properties, which affects timeline estimates. Aurora investment properties preparing for the rental market - post-renovation flip or new construction rental - are a consistent part of the project load in that area.

Lakewood post-construction work includes both newer residential construction and older home gut-remodels. Lakewood remodels frequently involve materials not present on new builds: original hardwood floors from earlier construction periods, plaster walls, historic tile work, and older fixture hardware. These surface types require different product protocols than modern construction materials. Product selection at a Lakewood site walk factors in material age and type, not just surface category.

Post-construction cleaning inquiries from other communities within Denver Metro Area are welcome. Contact us to discuss your project location and scope.
